Job description: The Property Manager is responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. We are looking for a Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties. Responsibilities: Collects rent, pays bills, schedules and keeps track of expenditures to help ensure financial goals Help create and organize marketing initiatives that generate excitement and new qualified leads/leases Maintain property by investing and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and contracting with landscaping services to ensure our tenant’s satisfaction Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property Establish rates by researching local market and calculating costs so pricing is accurate and fair • Manage tenant relationships • Maintenance dispatching • Scheduling of inspections and vendor scheduling • Coordinate eviction processes when necessary • Maintain and create new vendor relations • Data entry of rent payments and bank deposits • Field all incoming bills to accounting • Ensure timely client communication for the property management department • Performing move-out inspections/move-in inspections as necessary Qualifications: Some weekend and evening hours required Excellent computer skills, including Microsoft Office Customer service or real estate sales background preferred Exquisite presentation and negotiation skills Possess ability to connect with a variety of personalities on the phone and in person • Professionalism and strong communication skills • Strong ability to maintain organization of a multitude of tasks and projects • Highly detail-oriented with an ownership mentality • Computer competency, flexibility, and a commitment to ongoing education • Willingness to participate in a highly collaborative environment • Must be proficient in utilizing technology and have exceptional computer skills including intermediate to advanced Word and Excel skills • Self-starter and learns quickly • Experience utilizing property management software • Must be able to troubleshoot maintenance requests • Attention to detail is a MUST! • Must perform well under pressure • Must have a valid driver’s license and automobile insurance Physical Demands • Sitting, standing and walking for extended periods of time • Ability to talk, hear, compare, compute, compile, copy, analyze, coordinate, synthesize, negotiate and communicate • Moderate stooping, kneeling, crouching, crawling, climbing or balancing • Sustains substantially recurring movements to fingers, hands, wrist, legs and feet • Ability to judge distances and spatial relationships • Ability to identify and distinguish color • Ability to distinguish the differences and similarities in odors • Ability to lift and/or move 25 pounds or more About Company: Joe and Debbie Yost opened their own RE/MAX brokerage in 1995 and started building the Yost Realty Group Team.
