Position Summary
To assist the Engineering Manager with the planning, coordination, and management of all mechanical operations, maintenance, energy management programs, in alignment with the Bedrock quality standards and operating objectives. The Senior Building Engineer would be a team member with a heavy MEP knowledge base who would assist in multiple properties. This team member would assist the manager with work delegation and serve as a technical resource for construction projects, property management, and other internal and external teams.
Position Responsibilities
Support and partner with the property management team to implement preventative maintenance projects and work orders
Develop a working knowledge of all common engineering operations through working exposure, cross-training, and educational opportunities
Assist Engineering Leadership to ensure compliance with all company policies and mandates
Coordinate, oversee, and complete building maintenance requests
Ensure that Bedrock standards are maintained and report any deficiencies to Engineering Leadership
Ensure adequate supply of common and special parts, supplies, tools, equipment, and materials required by the Engineering group
Assist in the administration of the Preventive Maintenance program (Yardi)
Provide support to Engineering Leadership to ensure compliance with all governmental codes, laws, and regulations
Coordinate contractor activities as directed by Engineering Leadership, to include all necessary Utility/Equipment shutdowns
Assist with the implementation of energy reduction projects
Develop and maintain favorable professional relationships with contractor vendors and tenants.
Successfully complete all mandatory Bedrock Engineering Training Programs
Perform other duties as assigned by the Engineering Leadership.
Position Requirements:
4+ years experience in an MEP focused, hands-on role
H.S. Diploma or equivalent (secondary level skilled trades education preferred)
First Class Refrigeration License
Demonstrated continued education and skillset development (MEP & Leadership credentials/licenses earned)
Experience with developing others within the MEP field
Ability to climb up and down stairs and ladders
Ability to lift 50 lbs. or more. Ability to work standing all day
Ability to access remote work areas, i.e., crawl spaces, roofs
Ability to use of olfactory, auditory, and visual senses
Ability to utilize full manual dexterity (i.e. sitting, squatting, bending, crawling, kneeling, lifting, walking, manipulating tools with limbs extended)
Ability to meet highest attendance requirements
Ability to accommodate varying work schedules
Intermediate working knowledge of electrical, electronic, pneumatic, and mechanical control devices
Knowledge of basic hand tools, i.e., socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.
Knowledge of power tools (pneumatic, electric, or engine drive) drill motors, saws, grinder, impact wrenches, and drain cleaner, etc.
Ability to read and use shop manuals and drawings
Ability to read steam, gas, water, and electric utility meters
Ability to use basic measuring and recording equipment such as temperature indicators, pressure gauges, and voltage testers
Ability to use deductive logic for troubleshooting equipment
Intermediate computer keyboard interface skills
Must possess good verbal and written communication skills
